In Northern Tasmania, the right orientation can make a HUGE difference. Consider a block with a north-facing aspect to get the most natural light and solar gain throughout the day. This helps to create a more homely feel with maximum light and warmth during the colder months.

Pro tip: Most blocks have their advantages and disadvantages - do your research to weigh up these the pros and cons for your lifestyle.

2. Slope and Topography: Finding the Sweet Spot

How your block slopes can affect how you build, and the cost! Here's what to check out:

  • Flat Blocks: These are easier to build on, but consider correct (and direction of) drainage to avoid water pooling.

  • Gentle Slopes: These offer good drainage and typically provide solar access, natural windbreaks, and let water run off naturally.

  • Steep Slopes: Can offer stunning views, but do consider if your excavation and build costs are likely to rise due to the slope.

3. Soil Quality: What Lies Beneath

The ground beneath your feet matters. Before committing to your build, Platinum Pro Construction completes site reports such as identifying the soil type, as soil quality could affect the amount of leg work required to ensure your home has strong foundations.

4. Drainage and Water Flow: Keeping Things Dry

Drainage is something that can be engineered, but it’s always a consideration when observing land. A block with natural drainage helps to ensure water is directed away from the house. If building units, consider the requirements for stormwater detention/retention needs .A gentle fall will suit best.

5. Environmental Considerations: Fire and Flood Risks

Living in Tasmania, it’s important to think about environmental risks such as extreme weather events like bushfire attack level (BAL) or floods. Some areas might require specific building materials or construction methods to ensure safety; so make sure to check if your block is in a fire-prone or flood zone before you move ahead.

While organising connections to services is usually straight-forward, it’s a bonus when the block has access to all the essentials like water, power, and sewage. Also, check how easy it is to access your site by road. Having an idea of these basics may save you cost down the track.

Some blocks require information that isn’t readily available, such as zoning, setback and site specific requirements, landslip, vegetation and heritage overlays. These could limit what you can build in the area. It’s always best to know of any requirements before concept planning begins.

10. Site Size and Preparation: Plan Ahead

Like all of us, blocks can come in many shapes and sizes. Consider how much prep work your desired block may need. Slopes, rocks and other environmental factors may play a part when you’re outlining your budget for any excavation or foundation work.

Depending on your lifestyle, consider the block size for your needs (generally, blocks 500m2 + are realistic for a house build, whilst units require 700m2 + to allow each unit a 325m2 allocation). You’ll really want some private open space to play with!
